Oud Al Muteena 2 is the newer development — predominantly 3–4 bedroom villas with built-in wardrobes, maid's rooms, and covered parking. Average rental sits at AED 120K–140K per year. The streets are wider and properties are more uniform than sub-community 1. Bus stops at Oud Al Muteena 2 and Grand Masjid 1 serve this area.

Oud Al Muteena 3 is the smallest and most distinct — predominantly Dubai Police staff housing. Quieter streets, fewer commercial activities, but the same connectivity to main roads. For Dubai Police personnel and their families, monthly car rental from AED 1,200 covers daily commutes and family trips without the commitment of buying.

Why villa families across all 3 sub-communities rely on cars

The community has no metro station inside, and bus coverage serves only the borders. The nearest metro stations (Etisalat Green Line and Al Qusais Green Line) are 10–13 minutes away by car. For villa families with school runs, Sharjah commutes, and weekly mall trips, public transport simply doesn't work for daily life.

For Sharjah commuters — common in this area due to the border proximity — driving via D90 takes 20–25 minutes vs over an hour by public transport. Weekly grocery runs to Aala Al Madina, Mazaya Al Madina, or Al Saqa Plaza, weekend trips to City Centre Mirdif (12 min) or Arabian Center (10 min), all need a car.

Sharjah commuter advantage: This community's location near the Dubai-Sharjah border means zero Salik tolls when commuting north. For Sharjah-employed Dubai residents, this offers one of the shortest commutes in the city — and a rental car turns it into a 20-minute drive. Property prices here are 2–3 times lower than equivalent layouts in central Dubai, making it popular with Sharjah commuters.

What's inside this neighborhood?

The neighborhood has its own park (Oud Al Muteena Park with rubberised running track), Moopans Mall (150,000 sq ft with LuLu Hypermarket), 10+ named mosques, multiple supermarkets like Al Saqa Plaza and Aala Al Madina, and the Emirati School. Residents rarely need to leave the community for daily essentials.

Oud Al Muteena Park is the green heart of the community — a public park with a rubberised running track, kids playgrounds, and sports courts. It's the main meeting spot for evening walks, jogs, and family picnics. Smaller parks and playgrounds are scattered across the three sub-communities.

For shopping, Moopans Mall sits inside the community — a 150,000 sq ft retail and service complex anchored by LuLu Hypermarket, with F&B outlets, clinics, fashion stores, and offices. For groceries, Al Saqa Plaza Supermarket, Aala Al Madina (5 min), Mazaya Al Madina, Manar Al Madina, Raya Al Talal, and Emirates Cooperative Society cover daily needs. Restaurants Bait Al Mandi and Al Fareej Restaurant and Bakery are popular with residents.

Driving from the community to the rest of Dubai

The area connects to Sheikh Mohammed Bin Zayed Road (E311) — about 10 minutes away — and several inner roads (D53, D56, D78, D80, D88, D93, D97). Dubai International Airport is 21–24 minutes. Mirdif City Centre is 12 minutes. Sharjah border is 5 minutes.

The neighborhood's underrated benefit is highway access without toll gates on most routes. Trips to Mirdif, Dragon Mart, and Dubai Airport all hit zero Salik tolls. Three primary periphery routes connect the community to the rest of Dubai: Al Maktoum Road (D80), Omar Bin Khattab Road (D88), and Abu Baker Al Siddique Road (D78). For Sharjah-employed residents, the D90 route is direct with no tolls. For weekly mall visits, residents have Moopans Mall inside the community, plus larger options like City Centre Mirdif (12 min), Arabian Center (10 min), and City Centre Deira (20 min).
